Fix and Flip Loans:
These are short-term loans that allow you to purchase and renovate a property and then sell it for a profit. You can borrow up to 90% of the purchase price and 100% of the rehab costs, with terms from 6 to 24 months.
The requirements are a minimum credit score of 600. If you have limited or no experience, we can still work with you and offer you guidance and support throughout the process.
DSCR Loans:
These are long-term loans that allow you to purchase or refinance a rental property, or cash out equity from an existing one. You can borrow up to 80% of the property value, with terms from 10 to 30 years.
The requirements are: a minimum credit score of 660, a minimum experience of 1 year as a landlord, and a maximum debt-to-income ratio of 50%. If you are new to rental investing, we can help you find the best deals and manage your properties efficiently.
Bridge Loans:
These are short-term loans that allow you to bridge the gap between selling one property and buying another or give you the time you need to secure permanent financing. You can borrow up to 80% of the property value, with terms from 3 to 12 months.
The requirements are: a minimum credit score of 680, a minimum equity of 20% in the existing property, and a maximum debt-to-income ratio of 55%.
New Construction:
New Construction loans for builders with shovel-ready lots or teardown projects. Best for spec houses or model homes, infill, teardown, or subdivisions. You can borrow up to 100% of the lot acquisition and construction cost, provided the After Repair Value (ARV) does not exceed 75%. Construction experience is preferred, but if you have limited or no experience, we may be able to work with you.
